6 Reason to Use a Realtor: If Your Selling: Part Two

* I'd like to apologize for the delay in posting this sequel. My newborn has not been at 100%.

With so many things being uncertain in the world today. Having the confidence to say "This is mine. I will do with it what I please", is important. When the time pleases you to move up, out or around. Many people feel they can do it quicker, better or at least cheaper than professionals. I for one believe that, and at times my belief system is correct. While other times I get it so wrong my wife receives a prize for answering correctly.



In the United States of America it is a natural feeling and drive to take ownership of selling something as near and dear to your heart as your home. There are reasons to do this as well as reasons to yield the selling of items to professionals. Other than a couple brief transactions on eBay.com I haven't attempted to sell much of what is dear to me.  This leads me into my final three reasons to use a Realtor if your selling a house.

4) Less work for you.
     Allowing a Realtor to list your home and take care of the transaction is a nice (and at times great) thing. It can appear as though they are not doing much. It may even feel that way deep down.   
        However a good Realtor will look like a duck. Calm cool and smooth up top. With crazy legs moving things forward at a steady pace. Since Realtors only get paid once a property sells, they will do things to constantly keep the property up there and out there.
        Realtors generally work six to seven days a week and non-standard hours that way properties can be bought and sold in a timely manner. If you have that type of time. More power to you.

5) Negotiating/ Strategy
     Realtors have a good feel for their local market, when the buying season is VS the selling season, and what type of incentives are out there. Buying a house is a large legal transaction and depending on your market. Large amounts of money will shift hands.
      Realtors can help you create a strategy for while the house is on the market, what to do with multiple offers and even if a buyer requests repairs. Your Realtor should be able to help you negotiate and work the transaction to completion where both sides are happy or less bruised than if left to their own devices.
        Depending on where you live and the size of your transaction, you may have lawyers involved. Working, negotiating and talking with lawyers can be a challenge. Unless you're a lawyer than you know they property semantics to use. Pushing of that part of the transaction on to someone else, can at times be worth the fee.

6) Keeping it Legal.

    There are many laws, restrictions and paperwork involved with the sale and purchase of real estate. I am a Realtor based in the metropolitan area of Houston, Texas. In Texas even if an owner decides to sell their property with out a Realtor they must fill out and make available a "seller disclosure of property condition".
      There is a great chance, that many FSBO's (For Sale By Owner) might not have known that and opened them selves up to legal issues down the line. A Realtor who is knowledgeable of their area can help make sure that when you sell. You sell legally and lessen the risk of litigation exposure. Even the promulgated forms from some real estate commissions can be tricky to read and understand if you're not use to it.

    Realtors also help make sure that the sale of your property meets and stays in line with federal laws, deed restrictions and fair housing. The wrong phrase can land a seller in a lot of trouble. That is why at times it's better to let the professionals handle it. They not only know what and how to say it but they are insured to handle those who hear it wrong.


There are of course more reasons to use a Realtor than the six I have listed. There are also reasons not to use a Realtor. It all depends on you, your situation and the property.  When the time comes for you to sell or buy a home. Please pause and think about what you personal goals are. Even before a transaction is on a horizon I'd recommend to get to know a couple Realtors.
